Queensland is doing well
Queensland is doing well, and South East Queensland and Brisbane may offer some of the best long term investment in Australia.
The beautiful one day, perfect the next day State is the one many researchers believe has good growth potential. Many people consider Brisbane to be Australia's most exciting investment location, however, like everywhere else, timing and location are important.
Australia's fastest growing city; a haven for off-shore funds; a rapidly expanding population; a perfect climate; friendly people and Brisbane is at the centre of an urban area of over 3 million people. Brisbane's impressive growth is no secret, based upon huge population and migration increases. There is no doubt Queensland, and particularly SE Queensland and Brisbane has a very bright future. Between 1996 and 2001, Brisbane's population rose by over 70%. Whilst population growth is consistent with the number of new dwellings being constructed, what is often overlooked is the inner-areas smaller household sizes means more dwellings are needed here just to keep up with demand. Another sometimes overlooked aspect is International migration. Queensland gained more new international migrants than ever before last year, around 18% of the national total. These people also swell the population, and also require housing.
The Brisbane market is well positional for continued growth over the next ten years.
For property investors with an eye to the future, Brisbane offers affordable prices, attractive investment benefits, high rental occupancy by quality tenants, strong landlord-tenant legislation and a strong history of rising rental returns and capital growth. Brisbane's high home ownership rates ensure strong protection for investors against panic selling, or short-term speculation. In addition, a large constant pool of quality tenants helps ensure strong rental demand, and high occupancy levels.
Brisbane property has proven to be an excellent long term investment with minimal risk. Whilst no-one knows the future, all indicators are strong for a long-term investment hold.
Professional property investors enter the market when it suits them financially. When they have the deposit available, and are able to secure mortgage lending. They seek to "buy and hold" rather than "buy to sell", but always look to take a profit if the opportunity presents itself. A strong economy, diminishing sites for development rapidly, rising land values, increasing population and changing demographics with increasing demand for apartments will help ensure the investment potential in Brisbane.
